Job Summary:

The Chief Building Engineer (Hands-on) is responsible for the daily operations of the property portfolio, including HVAC, plumbing, electrical, other mechanical systems, fire and safety systems, LEED and EnergyStar implementation and tracking. This position ensures all mechanical systems are operational and safe, working with the Director of Building Engineering, Property Manager, or Facilities Manager to develop and manage annual repairs and maintenance budgets. The Chief Building Engineer will also mentor engineering staff and manage vendors for preventative maintenance, tenant improvements, and special projects.

Responsibilities:

  1. Provide exceptional customer service to the client.
  2. Train and mentor less experienced Building Engineers; participate in interviews as needed.
  3. Receive proposals, select vendors, negotiate service contracts, and assist in developing and managing the facility's expense budget.
  4. Review and approve construction drawings before work begins.
  5. Manage tenant or building improvement projects in compliance with building rules, regulations, and codes.
  6. Oversee all facility assets and operational efficiency of energy systems.
  7. Track and manage electrical and water consumption, tenant billing.
  8. Create and oversee preventative maintenance schedules and work completion.
  9. Supervise daily work orders and projects; order parts as needed.
  10. Ensure compliance with fire and safety codes.
  11. Manage tool inventory and company vehicles used by maintenance staff.
  12. Ensure hazardous waste management compliance; collaborate with Safety Department.
  13. Recommend and manage safety and accident prevention programs.
  14. Create procedures and job aids for equipment.
  15. Perform additional tasks as needed.


Desired Skills and Experience:

  • Proficiency in Microsoft Word, Excel, Outlook.
  • Knowledge of HVAC controls, operation, repair, and preventative maintenance.
  • Basic electrical system troubleshooting skills.
  • Thorough knowledge of plumbing systems.
  • Ability to work independently and in a team.
  • Strong organizational, communication, and interpersonal skills.

Qualifications:
  • High School diploma or equivalent; 2-year technical accreditation preferred.
  • Minimum 10 years experience in property/facilities maintenance.
  • Construction management and personnel management experience preferred.
  • Valid drivers license and clean record.
  • LEED AP O+M certification preferred.
  • EPA Refrigerant Handler License required.
  • NATE HVAC Technician certification.
  • Refrigeration Operating Engineer or Stationary Engineer License required.

Physical and Working Conditions:
  • Ability to climb ladders, squat, and perform physical tasks.
  • Work involves walking, standing, and occasional lifting up to 75 pounds.
  • Extended hours and 24/7 on-call availability required.
  • Exposure to noise, heat, cold, electrical hazards, heights, enclosed spaces.
